Database Failover Alert

We've installed AppInsite and all in all the added visibility into SQL is beneficial.

Our deployment is simply mirrored databases between our primary and disaster site.  Occasionally we find that it has failed from one site to the other.

To help alert us, I'm hoping to accomplish 2 different things.

1 - Issue an alert when specific databases fail from our primary server to the disaster site.

I've got an alert setup, but running into a snag when using the Performance Status or Operational State to indicated that it is not online or not in Up.  I've looked at AppInsite for SQL: Database and find the Status and Display Status, but it looks like an integer is required.  I haven't been able to locate a list what integers are used to indicate what status.  Is there a quick link someone can provide or a suggestion on how to setup the alert?

2 - Issue an alert when the Mirroring Fails between the databases.

Specifically, we have a couple of occasions when we stumbled that Mirroring was either not sync'd or had an issue and not being updated.  It is always a bad time to find that the mirroring has failed when you need to fail over.  Any suggestions on how to indicate that?  I'm hoping to stay as out of the box as possible.

Thanks for your help
